But few know of the diverse and storied past of the bay-facing neighborhood.</p><p>A popular question many San Franciscans find themselves asking, is “Why exactly is it called the Dogpatch?” Well, that’s a simple one. The Dogpatch received its name for the typical sight of wild dogs sniffing around the outdoor butchers and markets of the area in the early 20<sup>th</sup> century. With roots as an informal company town, and home to immigrant laborers that worked the docks and shipyards, the Dogpatch was once a colorful meeting grounds for a multitude of ethnic groups in the budding city by the Bay. From the early 1870&#8242;s, the neighborhood was one of the first housing developments in the Potrero Hill area, with most of the modern organization of the neighborhood stemming from these initial layouts.</p><p>Situated in one of the most easily accessible ports on the San Francisco Bay, ship building technology played an important role in driving the Dogpatch&#8217;s development at the turn of the century. With the headquarters of naval manufacturers, Union Iron Works, the Dogpatch served as the building and launching site of America&#8217;s first great naval force, The Great White fleet, which Theodore Roosevelt used as a show of military power during his Presidency. As jobs for blue collar workers grew, the neighborhood saw an expansion, with more industry and naval works taking root throughout the World War I and II eras.</p><p>Following the end of the War, the Dogpatch saw a decline as jobs dried up at the shipyard and as various other industries moved overseas. Becoming somewhat of an underused residential sector during the 1960&#8242;s, San Francisco city planners considered rezoning the area as an industrial park, but never went through with plans. The 1980s saw a revitalization of the neighborhood, drawing artisans and independent workers in search of inexpensive housing, much like the Oakland of today.</p><p>Today, the area still offers affordable homes, some remaining industry, and an exciting budding arts district with tons of local flavor. These new units offer incredibly high end finishes and surprisingly generous floorplans that rival the most luxurious condominiums in <a
title="South Beach" href="http://www.sfcitycondos.com/new-developments-2/south-beach/" target="_blank">South Beach</a> and <a
title="South of Market (SoMa)" href="http://www.sfcitycondos.com/south-of-market/" target="_blank">SOMA</a>. Millwheel North contains a majority of the development’s <strong>3 Bedroom 2 Bathroom</strong> units with 1 One Bedroom unit in the mix. Pricing for 3 Bedrooms will be between $719-825k and square footage will range between 1320-1590 sq. ft. <strong>Two Bedroom Two Bathroom</strong> configurations are starting between $649-715k with around 940-1175 sq. ft. of space. The <strong>One Bedroom Unit</strong> will start at $569k and will offer 750 sq. ft of living space.</p><p>All units are finished with wide-plank Oak hardwood floors in common areas as well as fireplaces, making for some very cozy interiors. Kitchens feature a “classic contemporary” look with spacious Belmont cabinetry, light Cesarstone counter-tops, and gas ranges. Since space saving is always essential in urban living, developers have finished all closets at Millwheel SF with <a

Millwheel South houses a majority of the <strong>Two Bedroom Two Bathroom</strong> units which range in price from $649-739k and offer between 940-1225 sq. ft. Also in the South building are the developments most spacious <strong>3 Bedroom 2.5 Bathroom</strong> units which will run between $795-850k and will offer a roomy 1595-1620 sq. ft. Finishes are just as refined in these units with wide-plank hardwood flooring, gorgeously designed kitchen and bathrooms, and top-of-the-line European appliance packages. HOA dues are also sub $400 marking these units as fantastic bargains. The homeowner can have one 30-day late payment in the past 12 months, but not within the past 6 months.</p><p>-Have never applied for a HARP program before</p><p>The most significant change to the HARP program is that there is <strong><span
style="text-decoration: underline;">no</span></strong> loan-to-value cap in the new HARP, for fixed-rate loans.
