Joshua Lawrence sold 235 Berry Street #406, a 2 bedroom, 2 bathroom condo in Mission Bay, for $1,445,000. The condominium has a unique L-shaped living and dining area with an office nook. The home includes upgraded entertainment wiring for speakers and flat-panel TVs and a custom kitchen with Caesarstone counters and a glass-front Sub-Zero refrigerator and wine cooler. A balcony off the living room has partial views of Mission Creek, and both bedrooms have walk-in closets.

235 Berry is located across Mission Creek from Mission Bay’s newest condominium development, Arden, which is currently under construction with the sales office’s opening planned for late April or early May. Arden developer Nat Bosa also built Madrone and its sister building next door, Radiance, creating a mini-community of luxury condos just a few blocks from South Beach and AT&T Park.

The 1,162 sq. ft. condo includes stainless Bosch appliances, Studio Becker cabinetry, and Kohler-inspired bathrooms. The location is at the intersection of SOMA, South Beach, and Mission Bay, just across the street from the Fourth and King Caltrain station.

1488 Harrison St. #201 is a 1 bedroom, 2 bathroom corner loft with a southern exposure and views (rare for a loft in SOMA!). It sold for $755,000 and was ratified less than 30 days after it came on the market. Dirk Kinley represented the seller and Marcus Lee represented the buyer. The loft also featured numerous custom cabinets lining the living and dining areas and a unique Murphy bed that folds out of the dining room wall to accommodate guests.

Yerba Buena

821 Folsom St. #416 is a 1 bedroom, 1 bathroom condominium in the Shipley Square building that sold for $720,000. Mark Choey and Marcella Bartolini were the listing agents and Vi Pavilicevich represented the buyer. At approximately 662 sq. ft., the condo has a large combination living/dining space and an open kitchen with stainless GE appliances and granite counters. Shipley Square is a boutique mid-rise building constructed in 2044 with a European-influenced central landscaped courtyard, a top floor downtown view deck, and bicycle racks in the garage.

Leased parking is available, although the building’s location on the borders of SOMA, South Beach, and Mission Bay and proximity to BART, Muni and Caltrain means you might not even need a car. The Palms is directly along the path of the new Central Subway, so will soon have even easier access to other parts of the city. A new development at 246 Ritch Street was recently completed behind the Palms; the 16-unit building is all rental studios.

In South Beach, Marcus Lee and Todd Montgomery sold a 1 bedroom plus den, 1 bathroom condo at The Watermark: 501 Beale St. #14E. Billy Lane and Dirk Kinley represented the buyer of the 759 sq. ft. unit, which features city skyline, Bay Bridge, and bay views as well as upgraded hardwood floors and designer lighting updates. The condo sold for $730,000 with deeded parking included. The Watermark is a South Beach luxury high-rise building half a block from the Embarcadero and walking distance to both AT&T Park and the Financial District.

A cluster of new developments are going up near The Infinity and The Watermark; the second tower of One Rincon Hill (rentals) is almost complete, 45 Lansing (rentals) will be opening its first tower soon, 340 Fremont is about to start construction (expected completion late 2014, listing brokerage TBD), Park 181 at 181 Fremont is under construction (listed by The Mark Company, expected completion 2015), and Polaris Pacific, the listing agency for Lumina at 201 Folsom (next door to The Infinity) is doing their first round of preview tours now.

A new park has just opened along the Mission Bay waterfront in the area previously known as Pier 64 and now named Bayfront Park. The dog-friendly 7.4 acre park includes gorgeous bay views, walking/running trails, a public fishing pier, benches, and picnic tables. It’s located along Terry A Francois Boulevard and extends from Mission Bay Boulevard South (home of the Radiance and the Madrone condominium buildings) to 16th Street, where it connects to the Dogpatch/Central Waterfront’s Agua Vista Park. Both parks are relatively undisturbed and quiet now, but will grow in popularity as more new developments open in the area; Mission Bay’s newest development, Arden, will be located just a few blocks away (it’s currently under construction, with the sales office’s opening planned for late April or early May).

This was the highest recorded sales price for a 1 bedroom, 1 bathroom unit in the building, by over $180,000.

 

Portola

Bosa’s Third Development in Mission Bay

Block 12 East is the site for Nat Bosa’s third residential condominium project in Mission Bay. The site is located on Mission Bay’s northwest corner near Highway 280 and is parallel to Mission Creek.

The third building will be a concrete structure with stone masonry, glass balcony railings, accent colored glass, and floor-to-ceiling windows.

The design of Bosa’s third building is similar to Madrone, Bosa’s second new development in Mission Bay. The first 4 stories will be a podium base that surrounds the parking structure. There will be two 12-story towers on top of the podium with a 5-story mid-rise connecting both towers. There are a total of 267 units, and each unit will have a parking space. The floor plans include one bedroom, one bedroom plus den, two bedroom, two bedroom plus den, three bedroom, and three bedroom plus den layouts.

Various leasing projects are undergoing in Mission Bay, but Block 12 East will be the only new residential project for sale in Mission Bay.
