Chef Nate Appleman has already purchased a home at Esprit Park, and we wonder if that means we’ll be seeing him in Urbino’s kitchen more often than at A-16’s or SPQR’s.  He’s not the only one who is committed to the project, however.  All three developers and A-16 co-owner Shelley Lindgren have also purchased at Homes on Esprit Park.</p><p><a

Esprit Park is [...]]]></description> <content:encoded><![CDATA[<p></p><p>Here&#8217;s the latest scoop on Esprit Park. 142 condos and lofts in the Dogpatch neighborhood in the Central Waterfront / Potrero Hill on a 3 acre development between Minnesota and Indiana St.</p><p><strong>15</strong> are in contract at this point (over 20% of the current sales release and 10-11% of the total project). Esprit Park is technically 8 buildings separated into 2 complexes surrounding central courtyards. The south buildings will contain two historic brick and timber structures that once housed the Schilling Wine warehouse. The majority of the project will be new (about 2/3rds will be new units).</p><p><img
src="http://farm3.static.flickr.com/2188/2046598336_f88b7460e5.jpg" alt="2046598336 f88b7460e5 Esprit Park: New Development Update" style="width: 440px; height: 333px" title="Model Rendering of Esprit Park - 143 condos/lofts in the Dogpatch" width="440" /></p><p>We also heard that real models will be available end of January.</p><p>The South complex is scheduled to be completed in late February / early March while the North complex will be completed at the end of Spring.</p><p>We took a tour this week, got a bunch of great pics, and found out a bunch of interesting tidbits that makes us feel like this project is one of the most thoughtful projects we have run into in a long time.</p><ul><li>There is 1:1 parking spot-to-residence ratio plus a limited number of additional parking spots available for lease (for an additional $250/month)</li><li>some 1st floor units will have not one but TWO outdoor spaces (facing Indiana St and the courtyard)</li><li>the redwood trees adjacent the project will be preserved and some residents will have them right in their outdoor space!</li><li>the developers also made sure there would be a lot of light in the units and get them from 2 sides &#8212; so the front doors will actually be made of glass!</li></ul><p>They also just started construction on the North complex. You can see the steel girders on the right going up very quickly.<br

/> <em>by Robert Selna, Chronicle Staff Writer</em></p><blockquote><p>Scores of developers with residential projects pending on San Francisco&#8217;s east side will learn more this week about whether they will someday be allowed to build thousands of new apartments and condominiums.<br

/> More than a year after the Board of Supervisors and planning officials put an abrupt halt to the development plans, the city cleared for release on Saturday a draft report examining how zoning changes across 2,200 acres in four South of Market neighborhoods could affect the traffic, noise, pollution, jobs and housing supply in the area.<br
/> <br
/> Together, the neighborhoods &#8212; the Mission, Showplace Square/Potrero Hill, East SoMa and Central Waterfront &#8212; represent much of the heart of San Francisco&#8217;s industrial past but also opportunities for new construction of market-rate and affordably priced condominiums and apartments.<br

/> And the 600-page draft Eastern Neighborhoods Environmental Impact Report &#8212; which developers, activists and politicians will start thumbing through this week &#8212; is expected to greatly influence the debate about how much land should be preserved for light industry and how much should be opened up for new housing development.<br

/> &#8220;Older cities like San Francisco have to decide how they will transform themselves, and this is a prime example of that,&#8221; said Supervisor Jake McGoldrick, a member of the board&#8217;s Land Use Committee. &#8220;There&#8217;s not much opportunity to build on the west side of town, and things have been changing on the east side for some time &#8230; but we have not had any comprehensive planning there.&#8221;</p></blockquote><p>Read the full story <a
