Four of the five commercial spaces facing north overlooking 20th street have already been snatched up by the 130-seat Le Marche Italian themed “Urbino”, and its adjacent take-out rosticerria (think “Out The Door”). Chef Nate Appleman has already purchased a home at Esprit Park, and we wonder if that means we’ll be seeing him in Urbino’s kitchen more often than at A-16’s or SPQR’s. He’s not the only one who is committed to the project, however. All three developers and A-16 co-owner Shelley Lindgren have also purchased at Homes on Esprit Park.

If you have a preference for brick & timber over steel & concrete, then you better move fast because the South Court has been selling well of late. 41 of the 75 condos are currently in contract, and of the 24 1BR’s there are now only 2 left. It will be another couple months before a model will be available for the penthouse units with view terraces, but we expect them to start at $1,170,000 for upwards of 1517 square feet. Here’s the latest scoop on Esprit Park. 142 condos and lofts in the Dogpatch neighborhood in the Central Waterfront / Potrero Hill on a 3 acre development between Minnesota and Indiana St.

15 are in contract at this point (over 20% of the current sales release and 10-11% of the total project). Esprit Park is technically 8 buildings separated into 2 complexes surrounding central courtyards. The south buildings will contain two historic brick and timber structures that once housed the Schilling Wine warehouse. The majority of the project will be new (about 2/3rds will be new units).

We also heard that real models will be available end of January.

The South complex is scheduled to be completed in late February / early March while the North complex will be completed at the end of Spring.

We took a tour this week, got a bunch of great pics, and found out a bunch of interesting tidbits that makes us feel like this project is one of the most thoughtful projects we have run into in a long time.

• There is 1:1 parking spot-to-residence ratio plus a limited number of additional parking spots available for lease (for an additional $250/month)
• some 1st floor units will have not one but TWO outdoor spaces (facing Indiana St and the courtyard)
• the redwood trees adjacent the project will be preserved and some residents will have them right in their outdoor space!
• the developers also made sure there would be a lot of light in the units and get them from 2 sides — so the front doors will actually be made of glass!

They also just started construction on the North complex. You can see the steel girders on the right going up very quickly.

Some of the loft units will have an internally accessible roofdeck.

Ceiling heights in some units will be up to 22 feet! Especially the units on Minnesota because of the pitched ceilings.

Penthouse units in the South complex will have not only views of the city skyline but large outdoor terraces (on the left).

Finally, one other great feature of this complex is all units will have radiant floor heating – check out the rubber tubes in the cement.

We can’t wait for the models and the awesome 3BR unit – over 2000 sf and probably priced close to 1.6M

In a recent PR announcement, according to McGuire Real Estate, as of October 24th, 12 homes of their new Esprit Park development in the Dogpatch area of Potrero Hill / Central Waterfront are in contract. The most expensive unit being $1.329M for a 1670 sf 2BR/2.5BA unit and average price per square foot for all in contract is $802.

The San Francisco Planning Department will be presenting a progress report on the Eastern Neighborhoods Community Planning Process for the planned rezoning of 4 eastern san francisco neighborhoods – East SOMA (which encompasses part of South Beach), Mission (including Inner Mission), Potrero Hill (including Showplace Square), and the Central Waterfront.

The Eastern Neighborhoods Community Planning Process began in January of 2002 and whose primary goal was to develop new plans (zoning controls) for the predominently industrially-zoned land in these neighborhoods and presumably make better use of the land to develop a plan for the land to better serve residents today: housing, retail/commercial use, open space, community facilities and transportation options are all affected.

The meeting will be held tomorrow (September 6th, 2007 at 6PM).

Key zoning report will outline impact on city’s eastern areas

Scores of developers with residential projects pending on San Francisco’s east side will learn more this week about whether they will someday be allowed to build thousands of new apartments and condominiums.

More than a year after the Board of Supervisors and planning officials put an abrupt halt to the development plans, the city cleared for release on Saturday a draft report examining how zoning changes across 2,200 acres in four South of Market neighborhoods could affect the traffic, noise, pollution, jobs and housing supply in the area.

Together, the neighborhoods — the Mission, Showplace Square/Potrero Hill, East SoMa and Central Waterfront — represent much of the heart of San Francisco’s industrial past but also opportunities for new construction of market-rate and affordably priced condominiums and apartments.

And the 600-page draft Eastern Neighborhoods Environmental Impact Report — which developers, activists and politicians will start thumbing through this week — is expected to greatly influence the debate about how much land should be preserved for light industry and how much should be opened up for new housing development.

“Older cities like San Francisco have to decide how they will transform themselves, and this is a prime example of that,” said Supervisor Jake McGoldrick, a member of the board’s Land Use Committee. “There’s not much opportunity to build on the west side of town, and things have been changing on the east side for some time … but we have not had any comprehensive planning there.”
