A continuing theme I’m hearing on tours with prospects these days, is that they are looking for a “deal”. While there are indeed many deals to be found in San Francisco, they are not so frequently found in New Developments. The romantic idea of walking away with a home purchased through the short sale or foreclosure process wears off as quickly once a buyer wraps their head around a purchase, then makes several losing attempts to capture one – beat out by cash rich investors, or those with less emotional capital and much more time to invest in making this kind of purchase. That said – there are still some fantastic “DEALS” to be had in New Homes – you just have to adjust your perspective.

The Ellington is a 134 unit, new construction condominium community in the heart of walkable, restaurant rich and picturesque Jack London Square. The building, has been through two foreclosures, first the original developer, then several months later by their mezzanine lender Lehman Brothers. These financial manipulations have no bearing on the finished product. This 15 story concrete and glass high-rise has all the luxury finishes its Vegas developer went bankrupt over adding to the building, in a location that can’t be beat – right on San Francisco Bay.

Concierge service, pool, spa, incredibly appointed fitness center and community room. Indoor parking (even two spaces for some homes), covered storage in the building garage. Homes feature generous entries, floor to ceiling glass window walls, balconies and incredible spa bathrooms, most with separate showers and bathtubs. The Club Level homes are even more luxuriously appointed with upgraded fixtures, tile, lobbies and boutique hotel style hallways. The views from each of these homes are spectacular – but once you are on the 12th floor – you’ll notice the difference in twinkling views of the Estuary, The Port of Oakland, and the ability to see 3 bridges from your bedroom.

The Ellington is the only new home community in the Bay Area selling for a fraction of replacement cost. This means, you can’t build it for these prices. An opportunity like this won’t come around again for a long time. The Building is currently over 60% sold, and several of the floor plans have only 1 or 2 homes remaining. This may in fact be just the deal you’ve been looking for…
