With limited new condo construction in San Francisco, One Hawthorne is the only building left with inventory across multiple categories (1 Bedroom, 2 Bedroom, Junior Bedroom, and under $1mm). In terms of sales, the surprise has been how well units over $1mm have been selling over the past 6 months, specifically the 2 Bedroom “F plan” on floors 9-17 and the “C plan” on floors 9-16.
Additionally, the developer has just released the upper floor units on floors 17-20 for sale. Prices for these units range between $1.2-1.7mm for the spacious 2 Bedroom units, $450-600k for the Junior Bedrooms, and from $700-850k for 1 Bedroom units. On a price per square foot basis, One Hawthorne is still the best value for luxury condo construction in SoMa/ South Beach.
One Hawthorne falls under the category of a boutique building, meaning fewer units. Since 85 of the development’s 165 units have been sold, that only leaves 80 units remaining (less than 50%)! Considering the increased absorption rate, the selection of top floor units is dwindling fast.
