
Update: “The Telephone Building” – 138 New Montgomery
I recently took a tour of the famed “Pacific Telephone Building” at 140 New Montgomery, the subject of development talks ever since AT&T put it on the market back in 2007. The developer and marketing company (The Mark Company) are going to market the building as “The Telephone Building” and gave it a less unlucky address – 138 New Montgomery instead of 140.
There will be 117 high-end condo units whose average size will be 2000sf with the smallest plan being 700 sf. 2-3BR will be the predominant floor plan with all rooms having at least 2 windows each room. There will be 5 studios and 12 1BR’s.
Like the Millennium, there will be three tiers to the building – a low, middle, and a high tier.
There is an observation deck planned on the 27th floor with 360 degree views of the city. Fitness center with indoor pool and an aerobic / dance room is currently planned. Also, a restaurant and bar on the ground floor – the plan is to offer hotel-level restaurant services to the residents as well as grocery shopping services as well. There will also be a private courtyard on the ground floor, concierge, and storage for all. There are unfortunately only 24 parking spaces for 117 homes in the building, but that location is quite used to residences with less than 1:1 parking (think 199 New Montgomery, The Montgomery, The Royal, etc.).
They have been currently doing design work on the building and more design work is still needed. They are holding off on work until the market recovers but they think that once it is resumed, they have 2.5 years left to bring the building to market.
Some other little known facts: this building used to be the tallest building west of the Mississippi.

why is 140 New Montgomery unlucky?
“the telephone building” is a ridiculous name, i hope they re-think that soon.

i’m with jduncan: why is/was the address 140 New Montgomery unlucky?
where we part is over his objection to naming it “the telephone building”. i think that name has a little bit of cachet.

“14″ in chinese culture sounds like the words for “want to die” in Mandarin Chinese and “certain death” in Cantonese Chinese …
agreed, not a big fan of “the Telephone Building” either…

“The Telephone Building” that’s what it is. Don’t mess with it. Condo’s! what a good idea and a great location. I think “140″ is a better address vs. “138″. 140 rolls off the tongue and that’s what how the bldg. is known

Still unclear on the address issue. If “14″ or “fourteen” sounds like death etc in Chinese, what does the original address of “140″ or “One Forty” have to do anything?
