Sales Update: One Rincon Hill
Let’s start talking about the other high rise in the city for a change shall we? One Rincon Hill perched on top of San Francisco’s Rincon Hill has had a interesting and tumultuous history in the short 2 years of its existence.
Introduced to the market with great fanfare back in 2006 – they quickly sold almost all of their units (over 90%) in the first 4 nights and days of sale. There was a feeding frenzy and buyers lined up to be one of the first into the new exciting high rise with arguably the best views in the city.
The market then started to turn starting with the subprime meltdown etc. and people starting falling out of contract and walking away from their deposits.
There are some great deals in this building now on a majority of these units for a variety of great reasons that we will not publish publicly but can allude to (construction loan pressures, some units are more negotiable than others, terms of your offer, etc.).
Some examples of pricing:
- #3407 – N/E Corner 819sf – Previouly $957,000, now asking $750,000
- #2508-N/E Corner One Bedroom – previously priced at $926,000- Now reduced to $725,000-Upgrade finish worth 45k
- #4503-S/W Corner Two Bedroom-1278 sf, previously at 1,510,000-Now at $1,295,000-
- #4102-S/E Corner-1300 sf – not reduced officailly – now priced at $1,766,000 – Inside scoop – we can get better deal than the resale on 50th floor!
- #5804 Penthouse-Previously at $3,250,000-Now at $2,925,000
We can get great deals on these units as I know there is further room on these units.
