Esprit Park: New Development Update

Here’s the latest scoop on Esprit Park. 142 condos and lofts in the Dogpatch neighborhood in the Central Waterfront / Potrero Hill on a 3 acre development between Minnesota and Indiana St.

15 are in contract at this point (over 20% of the current sales release and 10-11% of the total project). Esprit Park is technically 8 buildings separated into 2 complexes surrounding central courtyards. The south buildings will contain two historic brick and timber structures that once housed the Schilling Wine warehouse. The majority of the project will be new (about 2/3rds will be new units).

We also heard that real models will be available end of January.

The South complex is scheduled to be completed in late February / early March while the North complex will be completed at the end of Spring.

We took a tour this week, got a bunch of great pics, and found out a bunch of interesting tidbits that makes us feel like this project is one of the most thoughtful projects we have run into in a long time.

  • There is 1:1 parking spot-to-residence ratio plus a limited number of additional parking spots available for lease (for an additional $250/month)
  • some 1st floor units will have not one but TWO outdoor spaces (facing Indiana St and the courtyard)
  • the redwood trees adjacent the project will be preserved and some residents will have them right in their outdoor space!
  • the developers also made sure there would be a lot of light in the units and get them from 2 sides — so the front doors will actually be made of glass!

They also just started construction on the North complex. You can see the steel girders on the right going up very quickly.

Some of the loft units will have an internally accessible roofdeck.

Ceiling heights in some units will be up to 22 feet! Especially the units on Minnesota because of the pitched ceilings.

Penthouse units in the South complex will have not only views of the city skyline but large outdoor terraces (on the left).

Finally, one other great feature of this complex is all units will have radiant floor heating – check out the rubber tubes in the cement.

We can’t wait for the models and the awesome 3BR unit – over 2000 sf and probably priced close to 1.6M
