Millennium Tower Update

Here’s the update on Millennium Tower. Many details about the services were finalized 2 days ago including the HOA’s, price ranges, and floor plans. The sales center is scheduled to be opened November 8th.

Price Ranges have been announced. There are 3 separate communities (and 3 different HOA’s) in the project: The Residences, The Grand Residences and the City Residences.

  • Residences (Floors 3-25)
    • 1BR’s - 668-1027sf – $695k-$1.26M
    • 2BR/2BA – 1098-1479sf – $1.10M-$1.75M
    • 2BR+Den – 1583-1887sf – $1.68M-$2.27M
  • Grand Residences (Floors 26-48)
    • 2BR’s – 1517-1730sf – $1.89M-$2.57M
    • 3BR’s – 1600-2180sf – $1.98M-$3.25M
  • Grand Residences (Floors 49-58)
    • 2BR+Den – 2230-3315sf – $3.39M-$5.87M
    • 3BR – 2706sf – $4.09M-4.72M
  • Grand Residences PH
    • PH 4700-5555sf ($10M-12.5M)
  • City Residences (mid-rise building floors 3-11)
    • 1BR/2BA – 1395sf-1526sf – $1.56M-$1.90M
    • 1BR+Den/2BA – 1280-2280sf – $1.62M-$2.51M 

The City Residences will feature high 10 foot ceilings and an open floor plan – mimicing New York’s Tribeca loft style where Millennium Partners are headquartered. The penthouse units (59th and 60th floors) can be delivered as an empty shell – allowing the buyers their choice on how to finish their $2250/sf condos.

Construction Update:

Tower: installation of the interior of the buildings are now being performed: sprinkler systems, weatherproofing, electric rooms, etc. The tower is scheduled to be topped-off in Februrary of 2008.

The mid-rise: the first floor is beginning construction next week. It is scheduled to be topped-off in March of 2008.

Overall construction is scheduled to be completed in Spring of 2009.

Views:

The best views seem to be the South East corner with a clear shot of the Bay Bridge and water. There are few obstacles current or future towards the water. South also seems to be a good view direction but not so clear about how the Transbay Tower will block views in the future.

Projected to be the 4th tallest building in San Francisco and the tallest residential tower west of the Mississippi, The Millennium Tower is located in the South Financial District and adjacent to the future Transbay Tower.
