Hills Plaza

This mixed-use urban project followed the guidelines established by the City of San Francisco. The 900,000 square foot Hills Plaza consists of approximately 250,000 square feet of residential (condominiums), 90,000 square feet of retail, 350,000 square feet of commercial, and 210,000 square feet of subterranean parking. Integration of all these mediums is achieved with an open plaza and the renovation/conversion of the existing Hills Brothers plant.

This 18-story above-grade retail and condominium complex has two levels of parking below grade. The structure above grade consists of metal deck and concrete floors spanning between steel beams and girders, which are supported on steel wide-flange columns. The exterior is clad with brick-faced precast concrete panels.

The lateral system for the structure above grade is a ductile moment resisting space frame. Lateral loads below grade are resisted by the reinforced concrete basement walls. The basement floor slab is 18 inches thick and designed to resist hydrostatic uplift pressures of the bay area high water table.

Due to the varying depth of rock strata below the basement level, the structure is founded on steel H-piles driven into the rock or footing cast directly on the rock strata.
